Reciprocity and Agricultural-Land Limits
RestrictiveForeigners can buy most property in North Macedonia, but land for non-EU/OECD nationals depends on reciprocity, and agricultural land is off-limits to all foreigners.
- EU and OECD citizens have the same ownership rights as Macedonian nationals
- Other nationals can acquire property on a reciprocity basis (if Macedonians can buy in their country)
- Agricultural land cannot be owned by foreigners under any nationality
- Buying through a Macedonian company is the standard workaround to hold land
- Property purchase alone does not grant residency, though an investment from around EUR 40,000 can support a temporary residence permit
- The market is small and relatively illiquid with limited professional management
