Eixample

Laid out from 1860 on Ildefons Cerda's revolutionary octagonal-block grid, Eixample is where Barcelona's 19th-century ambition crystallised into the world's densest concentration of modernisme architecture. Within a few walkable blocks sit Gaudi's Sagrada Familia, Casa Batllo and La Pedrera (Casa Mila), the 'Manca de la Discordia' on Passeig de Gracia, and elegant tree-lined boulevards like Rambla de Catalunya. The district splits into distinct sub-neighbourhoods: the monumental, boutique-heavy Dreta de l'Eixample; the quieter, residential Esquerra de l'Eixample; trend-driven Sant Antoni around its restored 1882 market hall; and Fort Pienc near the Estacio del Nord. Five metro lines cross the district, so residents are rarely more than a five-minute walk from a station. The investment thesis is prime-central scarcity rather than yield-chasing. Stock is finite - early-1900s modernisme apartment blocks cannot be replicated, and Eixample has emerged as one of Barcelona's price leaders at roughly EUR 6,300/sqm, up ~12.6% year-on-year. Two regulatory shifts reshape the buyer pool: Spain abolished the property Golden Visa on 3 April 2025, removing the EUR 500k residency route, and Barcelona will not renew any of its ~10,000 tourist-flat (HUT) licences when they expire in 2028. Both changes steer demand decisively toward long-let income and owner-occupier lifestyle buyers rather than short-term-rental speculation.
