Montreal's up-and-coming east end, affordable, gentrifying Hochelaga-Maisonneuve around the Olympic Park: the city's value-and-yield play

About Hochelaga-Maisonneuve

Hochelaga-Maisonneuve, 'HoMa', is Montreal's fast-changing east end, a historically working-class district around the 1976 Olympic Stadium, the Biodôme and the Botanical Garden, with the lively Promenade Ontario, the Beaux-Arts Marché Maisonneuve and a growing roster of microbreweries and bistros. Affordability and momentum have drawn young families, creatives and first-time buyers, accelerating its gentrification. For investors, Canada's federal foreign-buyer ban (in force, extended to 1 January 2027) bars most non-citizens/non-PRs, with limited exceptions. For eligible buyers, HoMa is Montreal's clearest value-and-gentrification play: the lowest prices of the central east end, the strongest appreciation momentum in this cluster and the best yields (~4.5–6%), with the classic Montreal plex the signature value-add. Sector-level due diligence is wise as gentrification is uneven, and Quebec rent control should be modelled into returns; the province levies no foreign-buyer surtax.
