Authentic, affordable working-class Tirana with strong rental yields and a clear development upswing

About Don Bosko

Don Bosko is where everyday Tirana lives, a dense, unpretentious residential neighbourhood about 3–4 km southeast of the centre, full of cafés, fresh-produce markets and local commerce, with no tourist veneer. It is anchored by the landmark Don Bosco church, school and Salesian training complex, has its own sizeable park, and is visibly modernising as new apartment blocks and mixed-use towers go up. For investors the appeal is straightforward: entry prices are roughly half those of Blloku, gross rental yields are among the city's healthiest (~5.5–6.5%), and the surrounding southwest corridor is being lifted by infrastructure investment. The caveat is that the wider district sits within Tirana's most active new-build zone, where oversupply can pressure rents and resale on commodity units. Don Bosko rewards disciplined buyers chasing income and affordability over those seeking a prestige address.
