About Westmount

Westmount is an affluent independent city enclosed within Montreal, draping the western slopes of Mount Royal in historic mansions, mature trees and stately calm. It is old anglophone money: Greene Avenue and Victoria Village supply upscale dining and boutiques, the heritage Westmount Public Library and Westmount Park anchor civic life, and the city's most prestigious private schools, Selwyn House, The Study, cluster here. For investors, Canada's federal foreign-buyer ban (in force, extended to 1 January 2027) bars most non-citizens/non-PRs from buying, with limited exceptions; for eligible buyers, Westmount is Montreal's prestige peak, the highest per-square-metre prices and the lowest yields (~2.5–3.5%), making it a capital-preservation, family and quality-of-life play rather than an income one. Demand is dominated by high-net-worth owner-occupiers and premium long-term tenants, and the heritage stock makes it the city's most defensive market. Quebec levies no foreign-buyer surtax.
